A challenging corner location within Exeter’s central conservation area, the site covers part of the Roman military fortress. This new-build scheme provides 129 luxury student rooms in a 4 storey building. The contemporary design respects the scale and character of the adjacent listed buildings, linking two previously unconnected sites to provide a positive entrance feature on this prominent corner. Extensive pre-application consultation with urban design and heritage officers at Exeter City Council resulted in unanimous approval at committee. The ground floor provides communal accommodation including a reception, lounge, bar, group study rooms plus an external courtyard garden to the rear. Buff brick is the predominant façade material to lighten the north facing elevations, together with red and black brick detailing and local red sandstone above the corner entrance.
